Winter inspection isn't a seasonal activity — it's an ongoing commitment. Properties change condition rapidly during winter; inspections that catch conditions before they create incidents or damage are worth their time.

After each significant snowfall or ice event: verify all surfaces have been treated and cleared, confirm accessible routes and stalls are cleared to bare pavement, check that catch basins are not buried, and document clearing completion time.

Key Considerations

Mid-winter structural checks: look for unusual ice buildup on rooflines (ice dams forming), examine roof drains on flat roofs for ice blockage, and check for icicles that indicate heat loss through the roof assembly.

Lighting inspection: short winter days mean more hours of darkness. Walk the entire property after dark periodically to verify all exterior fixtures are functional and coverage is adequate.

Signage and marking inspection: snow accumulation and plowing can damage or obscure parking signs, accessible space signs, and fire lane markings. Confirm all required signage is visible and functional.

Building envelope inspection: check for water staining at walls below window sills, ice formation at known drainage problem areas, and any evidence of new water infiltration inside the building.

Document everything with timestamped photographs. Winter incidents create liability claims; documented inspection records are the evidence that demonstrates reasonable care was maintained throughout the season.
