Asphalt Overlay: When It's the Right Solution and When It's Not

Asphalt overlay can extend pavement life economically β€” but only when base conditions warrant it. Here's how to decide.

Commercial Property Services

Asphalt overlay β€” placing a new layer of hot-mix asphalt over an existing surface β€” is a cost-effective rehabilitation strategy when the base course is still structurally sound. It's not appropriate for all conditions.

Candidates for overlay are pavements with surface distress β€” oxidation, minor cracking, rough texture β€” but without significant base failure. Test by probing cracks and core sampling to assess base integrity.

Industry Best Practices

Pavements with alligator cracking (interconnected crack patterns covering a significant area) typically have failed base courses. Overlaying these surfaces produces a temporary fix that fails again quickly as base movement telegraphs through the new layer.

Edge conditions must be addressed before overlay. Low edge grades cause water infiltration under the new mat. Installing or restoring edging and extending the overlay to the pavement edge ensures durability.

How D&D Commercial Services Can Help

Drainage features β€” catch basins, area drains, curb and gutter β€” must be raised to match the new surface grade. Buried catch basins drain poorly and become liabilities.

Transition management at property entrances, sidewalk edges, and building perimeters requires careful detail work. Poor transitions create trip hazards and water infiltration points.

Get a core sample and engineering assessment before committing to overlay. The cost of the assessment is small relative to the risk of an expensive overlay failure on a pavement that needed more extensive repair.
