Water jetting is the most effective method for clearing blocked or build-up-affected commercial drainage pipes — understanding when it's appropriate and what to expect helps property managers plan maintenance.
Water jetting uses high-pressure water (typically 2,000 to 4,000 PSI) pumped through a specialized nozzle head inserted into the drain pipe. The forward-facing jets propel the head through the pipe while rear-facing jets cut through blockages, scour pipe walls, and flush material toward a collection point.
Industry Best Practices
Root intrusion is one of the most common causes of commercial drain blockage. Tree roots enter pipe joints and grow through the pipe, accumulating organic debris and eventually blocking flow. Water jetting cuts through roots and removes the material, restoring flow. However, root growth will recur until the root source is removed or the pipe is repaired or replaced.
Grease accumulation in restaurant and food service drainage requires hot water jetting with detergent injection. Cold water jetting alone moves grease accumulation rather than dissolving it — hot water (above 60°C) and degreasing agents are required to effectively remove grease coating from pipe walls.
How D&D Commercial Services Can Help
Pipe camera inspection before and after water jetting provides documentation of the blockage cause and the effectiveness of treatment. Pre-jetting inspection identifies structural issues (cracked pipe, offset joints) that jetting won't fix and might worsen by displacing joint material. Post-jetting inspection confirms flow restoration and identifies any remaining concerns.
Scheduling preventive jetting annually for high-loading drains (dumpster pads, drive-throughs, industrial floor drains) prevents blockages from developing and maintains consistent drainage performance. Reactive jetting after a blockage event is more expensive and more disruptive than scheduled preventive maintenance.
