When to Replace Commercial Storefront Glass in Ontario

Cracked, fogged, or damaged storefront glass needs prompt attention. Here's how to assess and address glass replacement needs.

Commercial storefront glass requires replacement more often than building owners anticipate. Unlike residential windows, commercial storefronts experience constant foot traffic, thermal stress, and impact risk. Understanding when replacement is necessary protects both the building and its occupants.

Immediate replacement required: any glass with structural cracks, chips penetrating through the glass thickness, or impact damage. Cracked glass is a safety hazard — it can fail unpredictably and cause injury. Temporary boarding is a stopgap, not a solution.

Insulating glass unit (IGU) failure: when the seal between the two panes of an IGU fails, argon gas escapes and moisture infiltrates, causing permanent fogging between the panes. IGU failure cannot be repaired — the entire glass unit must be replaced. Failed IGUs significantly reduce thermal performance and degrade appearance.

Thermal cracking: large commercial glass panes in south or west exposures can develop thermal stress cracks when partially shaded (e.g., from signage or HVAC equipment). These diagonal cracks typically run from an edge. Tempered glass is more resistant; annealed glass is vulnerable.

Energy performance: single-pane storefront glass has very poor thermal performance (R-1). Upgrading to thermally broken frames with high-performance IGUs can significantly reduce heating and cooling costs for retail and office tenants.

Lead time considerations: custom-size commercial glass typically requires 2-4 weeks for fabrication. Plan replacements proactively; emergency glass is expensive and limited in availability.
