Fire Lane Marking Requirements for Ontario Commercial Properties

Fire lanes must be clearly marked and kept clear at all times. Here's what Ontario property managers need to know.

Fire lanes on commercial properties in Ontario are not merely a parking management tool — they are life-safety infrastructure required by the Ontario Fire Code and municipal fire access bylaws. Properly marked and maintained fire lanes ensure emergency vehicles can reach any part of your building.

Ontario Fire Code requirements: all buildings requiring fire department access must have designated fire routes. Fire routes must be marked with 'No Parking — Fire Route' signs and typically require pavement marking as well.

Key Considerations

Pavement marking standards: fire lane lettering is typically painted in yellow or red with 'NO PARKING FIRE ROUTE' text. Letters are commonly 200-300mm high for legibility from a vehicle. Some municipalities require specific marking layouts — check with your local fire department.

Sign requirements: fire route signs must be posted at each entrance to the fire route and at maximum 45-metre intervals along the route. Signs must be visible in all directions of approach.

Annual review: check fire lane markings annually as part of your property maintenance review. Faded markings need repainting; damaged or missing signs need replacement. Ensure snow removal contractors are briefed on keeping fire lanes clear at all times.
