Parking Lot Crack Sealing: When, Why, and How

Sealing cracks early prevents costly asphalt failure. Here's what Ontario property managers need to know about crack sealing.

Parking Lot Maintenance Overview

Asphalt cracks are inevitable — thermal expansion, freeze-thaw cycles, and traffic loading all stress pavement over time. The question isn't whether cracks will form, but how quickly you address them.

Routing and sealing is the professional standard for crack repair. A router cuts the crack into a uniform channel; hot-pour rubberized sealant is applied and bonds elastically to both sides. This allows the crack to expand and contract with temperature without breaking the seal.

Why Regular Maintenance Matters

The ideal crack width for sealing is 3mm–25mm. Hairline cracks (less than 3mm) may not seal effectively; cracks wider than 25mm typically indicate structural failure and require patching or overlay, not just sealing.

Timing: spring and fall are ideal for crack sealing in Ontario. Avoid sealing when pavement is wet or temperatures are below 5°C — sealant adhesion is compromised. Summer is acceptable but very hot pavement can cause some sealants to track.

Commercial Parking Solutions

Untreated cracks allow water infiltration into the base layer. Once water penetrates and freezes, it expands the crack from beneath — a pothole develops within 1-2 seasons. A $200 crack seal today prevents a $2,000 pothole repair next year.

Crack sealing is most effective as part of a pavement management program: seal early, sealcoat every 3-5 years, and plan for overlay or replacement on a 15-20 year cycle. Reactive-only maintenance always costs more than proactive management.
