Parking Lot Maintenance Overview
Understanding why pavement markings degrade helps you plan repainting schedules and choose products that extend the time between repaints.
UV degradation is the primary cause of line fading on outdoor pavement markings. Titanium dioxide — the pigment that makes traffic paint white — undergoes photocatalytic degradation under prolonged UV exposure, breaking down the paint binder and causing chalking and yellowing. This process is accelerated by the flat, exposed orientation of horizontal markings.
Why Regular Maintenance Matters
Traffic abrasion from vehicle tires directly wears the marking material from the surface. High-turning zones at parking stall ends, drive-through queues, and intersections experience the highest abrasion. These areas typically need repainting every 12 to 18 months while the general lot may only need attention every 2 to 3 years.
Material type determines durability. Standard latex traffic paint is the entry-level choice, providing a season or two of life before significant fading. Alkyd paint systems last longer but have higher VOC content. Thermoplastic pavement markings — melted and applied hot — are the most durable option, lasting 3 to 7 years in parking lot applications.
Commercial Parking Solutions
Sealcoating obscures existing markings and requires repainting after each sealcoat application. If you sealcoat every 3 to 5 years, budget for a full re-stripe after each application as part of the sealcoating project scope.
D&D Commercial Services provides annual line quality inspections as part of our parking lot maintenance program. We assess reflectivity, colour saturation, and edge definition to determine when repainting is needed for each specific area of your property, rather than applying a blanket schedule.
