The spring walkthrough is the most important annual inspection for commercial property managers. Damage identified now is addressed cheaply; damage that sits through summer often escalates into expensive repairs.
Start with pavement. Document every pothole, significant crack, frost heave, and drainage deficiency. Photograph each finding with a reference marker for accurate scope and quote preparation.
Key Considerations
Inspect curbs and concrete. Freeze-thaw cycles crack concrete curbs and cause spalling in parking stops. Damaged curbs create trip hazards and compromise drainage function.
Walk all exterior lighting. Winter damage, ice loading, and low-light hours often reveal non-functioning fixtures that were overlooked. Test all lights after dark before assuming daytime inspection is sufficient.

Review landscaping. Salt damage to turf and shrubs near parking areas is common. Dead or damaged plantings adjacent to salted surfaces need assessment and potentially replacement.
Inspect building exteriors for caulking failure, masonry damage, and water infiltration signs. Water staining, efflorescence on brick, or soft areas in stucco indicate moisture infiltration that worsened through winter.
Prioritize repairs by risk and impact. Trip hazards and life safety items are addressed immediately; aesthetic items can be scheduled through the season. Document your prioritized repair list and assign budgets before summer.
