Spring Commercial Property Preparation: First Priorities After Winter

Winter leaves its mark on commercial properties. Here's how to systematically address post-winter condition and prepare for the season.

The post-winter property assessment is the most important maintenance inspection of the year for commercial properties in Ontario. Winter damage identified promptly is addressed before deterioration advances; damage that waits through spring often escalates.

Pavement assessment first: walk every paved surface as soon as frost leaves the ground and document every pothole, significant crack, drainage deficiency, and curb damage. Repair before spring traffic volumes maximize use of the deteriorated sections.

Key Considerations

Catch basin service: clear all catch basins of winter sand and debris. Clean basins from spring rains drain properly; blocked basins overflow, saturate adjacent pavement, and accelerate base deterioration.

Exterior building inspection: assess cladding for winter damage, check window and door caulking for frost movement damage, and confirm that drainage from downspouts and splash pads is functional.
