The Accessibility for Ontarians with Disabilities Act (AODA) and Ontario Building Code together define accessibility standards for commercial properties. The Customer Service standard requires all businesses and non-profits to have policies for serving people with disabilities. The Integrated Accessibility Standards Regulation covers employment, information, and physical accessibility.
Key Considerations
Accessible parking spaces are among the most visible and frequently evaluated compliance elements. Ontario Building Code requires a specific number of accessible spaces based on total parking count: 1 per 25 spaces for the first 100, with an additional 1 per 50 above 100. These spaces must be properly sized, marked, signed, and located as close as practicable to the accessible building entrance.
Accessible routes from parking to building entrances must have a minimum clear width of 1500 mm, no obstacles, and firm, stable, slip-resistant surfaces. Pavement condition, transitions between surfaces, and curb ramp slope all affect route accessibility. Annual inspection of accessible routes identifies deteriorated conditions before they become barriers.
