A blocked or failed drainage system can halt business operations, flood inventory or equipment, and create health hazards โ€” proactive maintenance prevents these costly events.

A blocked or failed drainage system can halt business operations, flood inventory or equipment, and create health hazards โ€” proactive maintenance prevents these costly events.

Catch basin inspection is the most critical maintenance task for commercial parking lot drainage. Catch basins accumulate sediment, debris, and oil from the paved surfaces that drain to them. A catch basin loaded with sediment to within 30 to 40% of its sump depth is approaching failure โ€” the next heavy rain event will overwhelm its capacity and flood the property.

Industry Best Practices

Cleaning frequency for catch basins should be at minimum annual, with spring cleaning as the priority timing to remove winter sand and gravel accumulation. Properties with significant organic material (near large trees) or high vehicle traffic that deposits oils and particulates may require semi-annual cleaning.

Area drains in loading docks, service areas, and dumpster pads are smaller-format drains with higher contamination loading than standard catch basins. The combination of organic waste, grease, and mechanical debris at these locations requires monthly inspection and quarterly cleaning to prevent blockage.

How D&D Commercial Services Can Help

Trench drain maintenance at building entrances, drive-through areas, and dock approaches requires periodic inspection and removal of accumulated debris. Trench drain covers that are broken or missing create trip hazards and allow large debris into the drainage system, potentially causing downstream blockages.

Storm sewer connection inspection should be performed every 3 to 5 years using a CCTV camera system pushed through the drainage pipe from the catch basin to the municipal connection. Root intrusion, pipe joint separation, and sediment buildup in the underground pipe are invisible without camera inspection and, if undetected, cause sudden drainage failure.
