Commercial Drainage Design Principles for Kitchener-Waterloo Properties

Poorly designed drainage is one of the most common and most expensive property problems — understanding the principles helps owners evaluate existing systems and new construction.

Slope design is the foundation of any drainage system. All paved surfaces must slope toward drainage collection points at a minimum of 1.5% (1.5 cm per metre) to prevent ponding. Flat sections with inadequate slope pond water that refreezes in winter, accelerates pavement deterioration, and creates slip hazards.

Catch basin spacing is calculated based on the drainage area each basin serves and the design storm intensity. Ontario's design standard for parking lots typically uses a 10-year return period storm event — the largest storm expected once every 10 years on average. Basins must be able to accept peak flow from their tributary area during this design event.

Overflow routing is the design element most often missing in older commercial lots. When catch basins reach capacity during extreme events, where does the water go? Deliberate overflow paths — swales, overflow structures, or emergency discharge routes — prevent flooding of buildings, loading areas, and basements by directing excess flow away from structures.
